Agent Commissions

Commissions will be made to the sales agent’s sponsoring broker.

How Agent Commissions Are Paid

Once the lease is fully signed and the tenant’s security deposit and first month’s rent are paid, we disburse commission after move-in—so long as the tenant's balance is paid in full and all required information is on file (see the “What We Need” section).

Per Texas law and TREC rules, commissions are paid to the sponsoring broker—not directly to individual agents. If any required item is missing, payment will not be released. 


Note: Keys are provided only when the tenant’s balance is paid in full at move-in; if the balance isn’t paid, keys (and agent payment) are held until resolved.

What we need:

1) Compensation Agreement (25% of the monthly rent) - Required


2) IRS Form W-9 (legal name must match the payee exactly) - Required


3) Broker Office Address (a check will be mailed to this address) - Required


4) Leasing Invoice (25% of the monthly rent) - Optional

However, if you are a licensed broker, you will receive the commission directly.

After a lease is signed, we will need the property to be empty to complete the turnover work needed. We do not allow a pre-move-in inspection or a move-out inspection. Your clients will be able to access the property on or after the commencement date in accordance with the lease that they signed.
