Moving out, made simple

Everything you need to do before turning in keys—notice, cleaning, utilities, inspections, and deposit timelines—laid out step by step.

STEP 1: Submit Notice to Vacate

To start your move-out, you must submit an official Notice to Vacate using the form below. Notice cannot be given by call, text, or email.


Most leases require 60 days’ notice; month-to-month leases typically require 30 days (check your lease for exact terms).


Submitting notice does not change your lease end date or release you from your remaining lease obligations.

STEP 2: Prepare for Showings

After you submit the notice to vacate, we’ll begin showing your home to prospective renters. Only licensed, verified real estate agents are allowed access — never unvetted individuals. Each agent follows strict instructions with their clients to keep visits quick, professional, and minimally disruptive to your schedule.


You’ll be notified of each showing through ShowingTime or TenantTurner via text/email. These alerts are informational only; showings are required as specified in your lease.

STEP 3: Schedule Your Utility Disconnections

Your utilities must stay active through your entire lease term. Schedule disconnection for the day after your lease ends—turning them off early will result in reconnection fees deducted from your deposit.


Utility providers only work with the account holder, so you must complete this step. Click here to view our utility provider directory.


Once scheduled, confirm in your Resident Center portal that utilities remain on through your lease end date and are disconnected the following day.

STEP 4: Move-Out Clean - July 31

A professional move-out clean is required and must be completed on the last day of your lease, after you have moved out. Cleaning cannot occur after your lease expires.


Your lease requires the property to be surrendered clean and undamaged, aside from normal wear and tear. Fulfilling these cleaning requirements helps ensure the full return of your security deposit.

STEP 5: Move-Out Inspection

Your move-out inspection will be completed through RentCheck, just as your move-in inspection was. You’ll receive a notification with a link to your inspection once your lease end date arrives.


RentCheck will guide you through quick photos and videos of each room, creating a timestamped record of the home’s condition. 


This helps protect your security deposit and ensures a fair, consistent process for all residents. The inspection must be completed promptly once you receive the RentCheck notice.

STEP 6: Return Keys, Fobs, & Cards

Return all keys, remotes, fobs, and access cards to the Hometown Management office no later than your lease end date. Place everything in a labeled envelope with your name and property address.


You have not officially surrendered the property until all access items are returned. Missing items may result in replacement charges or holdover rent.


Before leaving: lock all doors and windows, and leave keyless deadbolts unlocked.

No, as stated in your lease agreement, the move-out clean must be conducted by a professional cleaning company. While we appreciate any efforts to clean the property personally, however, hiring a cleaning company is required according to your lease terms.

Refer to your lease for precise deadlines and notices; typically, we require 60-120 days' notice for 12-month leases and 30 days' notice for month-to-month leases. You cannot move-out until notice has been given. You received a copy of your lease before move-in; refer to it for additional details.


No, if the landlord has already given notice of non-renewal within 60-120 days of the lease expiration date (read your lease), you are not required to provide official notice. In such cases, your lease will automatically terminate at the expiration date. Remember to fill out the form at the top of the page under "STEP 1" to provide your forwarding address and other move-out details.

No. Showings are required under your lease. Only licensed, verified agents will enter, and you’ll receive a notification before each appointment.


Reconnection fees and related costs will be deducted from your security deposit.


You must vacate the property entirely by the lease expiration date stated in your agreement. Staying beyond this date may result in severe penalties.

Per your lease agreement, we will mail your security deposit refund to your forwarding address within the timeframe specified in your lease. Typically, it is after your lease expiration date and 30 days after you give the forwarding address from that point. 


Please review your lease agreement if you have questions regarding your security deposit.


Your move-out inspection happens in two parts:


  1. Resident inspection with RentCheck:
    At the end of your lease, RentCheck will send you a link to complete a guided photo and video walkthrough on your phone. This documents the condition from your perspective and helps protect your deposit.
  2. Third-Party + Owner Review (no residents present):
    After you move out and return keys, a third-party inspector—not management—will walk the property to verify condition and compare it to move-in records.
    This inspection is reviewed directly by the property owner, who determines any necessary deposit deductions based on the report and the requirements of your lease.


Hometown Management does not decide deductions; we simply issue the final deposit check to the forwarding address you provide.
