A simple, step-by-step guide to applying with a co-signer (guarantor)—what you need, what we check, and how to start.

Before you can start your Rental Application, you’ll need to E-sign your Applicant Packet. This authorizes us to begin screening you and your co-signer.
Your co-signer will also need to complete their own Applicant Packet using the link we send them after you list them in your application.

Since you’re applying with a co-signer, you’ll complete your own Rental Application first. Every adult who will live in the home must also submit a separate application.
At the end of your application, you’ll be asked whether you have a co-signer — select Yes and enter their information. This invites your co-signer to complete their application and links both applications together.
Your application cannot move forward until all adult occupants and your co-signer have submitted theirs.

Once you submit your application, SmartMove by TransUnion will automatically email you to verify your information and confirm your identity.
This step is quick and required—after you complete it, TransUnion will run your credit, criminal, and eviction screening in the background.
Be sure to check your inbox (and spam folder) for the email. Your application cannot be processed until this step is finished.

You’ll securely verify your income through PayScore, which uses a read-only connection to your bank to confirm your income history. It’s fast, accurate, and all data is deleted immediately after verification.
If your bank doesn’t connect (rare, but possible), use the live chat on PayScore’s website so they can reach out to you to verify your statements manually.
You can also email your documents directly to support@payscore.com for manual review.

Your co-signer must complete all of the following before your file can move forward:
Your application will pause until your co-signer finishes every step listed above. We cannot begin owner review or move your application forward until your co-signer is fully processed.

Once every adult applicant, every co-signer, and all required screenings and income verifications are completed, your entire application file is sent to the property owner for review.
The owner will review all applications, screenings, and documents as one complete group.
Depending on the time it takes your group to complete these steps, application volume, and the owner’s availability, this review may take up to 7 business days.
A co-signer is needed when an applicant doesn’t fully meet income, credit, or screening requirements. Students and retirees almost always require one.
A co-signer guarantees the lease financially. If you miss payments or default, they are responsible for the full amount owed under the lease.
List them in your application. They will automatically receive their own link to complete a separate application, verify income, and finish screenings.
If you failed to do this, email applicants@hmbcs.com with your name, the property you're applying for, and your co-signers contact information. Alternatively, you can login to the account you hopefully made for your rental application and edit your application from there.
